Renovation in Spain

Transforming existing properties into modern, comfortable homes while preserving their character.

Not every project in Spain starts with bare land. Many of our clients acquire existing properties — countryside fincas, coastal townhouses, or city apartments — that need thoughtful renovation to become the home they envision. Renovation in Spain carries its own set of rules, permits, and surprises, especially in older buildings where structural conditions may differ from what the listing promised.

When do you need an architect for renovation?

In Spain, any renovation that affects the building structure, facades, or overall layout requires an architect-signed project and a building permit (licencia de obra mayor). Cosmetic updates — painting, flooring, fixture replacement — generally need only a comunicación previa (prior notice). We assess which category your renovation falls into and handle the corresponding paperwork.

Frequently Asked Questions

Is it cheaper to renovate or build new in Spain?

It depends on the property condition. A light renovation costs €600 to €1,000 per m², while a full gut-and-rebuild can approach new-build costs of €1,200 to €2,000 per m². We provide a realistic assessment so you can make an informed decision.
