When do you need an architect for renovation?
In Spain, any renovation that affects the building structure, facades, or overall layout requires an architect-signed project and a building permit (licencia de obra mayor). Cosmetic updates — painting, flooring, fixture replacement — generally need only a comunicación previa (prior notice). We assess which category your renovation falls into and handle the corresponding paperwork.
