No. While we have deep expertise serving Ukrainian and Russian-speaking clients, we work with international clients of all backgrounds. Our advantage is multilingual communication in Ukrainian, Russian, and English — combined with strong local partnerships with licensed Spanish and Portuguese professionals who handle all on-the-ground coordination.
We do not act as real estate agents. For shortlisted plots, we can coordinate a preliminary architectural and planning review covering zoning, development parameters, orientation, access, utilities, topography, and major budget risks. Appropriately qualified local professionals must confirm buildability and the applicable procedure; independent legal due diligence and a current project cost plan are still required before purchase. The scope is project-specific and may include tender coordination, program and cost reporting, site-review coordination, decision logs, and client updates. Regulated inspections, work and payment certification, formal approvals, and statutory sign-offs remain with the named qualified local professionals under their appointments. Professional fees are set out against agreed stages, deliverables, responsibilities, and payment dates in the appointment. Construction payments should follow the contract and the applicable certification process. The exact structure is project-specific and should be reviewed before appointment or tender.
We design the architecture to integrate seamlessly with the interior — space planning, material palettes, lighting design, and built-in furniture are part of our architectural scope. For detailed interior decoration and furniture procurement, we collaborate with trusted interior designers and can coordinate this as part of your project.
That is the most common starting point. We begin with a site analysis of your existing plot — checking zoning, buildable envelope, orientation, views, and access — then move directly into concept design. Having the plot already lets us be very specific about the architecture from day one.
Our primary working languages are Ukrainian, Russian, and English. In Spain and Portugal, licensed local partners handle the communication and regulated work that require local professional or language competence. Client updates can be provided in the agreed working language, while statutory documents remain in the form required by the relevant authority.
