What we check before you buy
Our pre-purchase evaluation includes: catastro verification to confirm plot boundaries and classification, nota simple review at the Registro de la Propiedad for ownership and encumbrances, municipal zoning check (Plan General de Ordenación Urbana) for building permissions, utility access assessment — water, electricity, sewage, road, maximum buildable area and height calculations, topographic analysis for foundation and drainage implications, and estimated total project cost including construction, fees, and taxes.
Urban vs rustic land in Spain
Spanish land classifications and development rights are governed by regional and municipal law and cannot be reduced to a single national rule. Classification, planning status, infrastructure, protections, easements, access, parcel conditions, and the proposed use must be checked together.
