As of 2025, construction costs in Spain range broadly: basic quality build at €900 to €1,200 per m², standard quality with good finishes at €1,200 to €1,800 per m², high-end with premium materials at €1,800 to €2,500 per m², and ultra-luxury at €2,500 to €4,000+ per m². These figures represent construction cost only and vary by region — coastal areas like Marbella tend toward the higher end, while inland Andalusia or Valencia offer better value.

Fees and taxes beyond construction

Expect to budget an additional 15% to 25% on top of construction costs for: architect fees (6% to 12% of construction cost), technical architect / aparejador fees (3% to 5%), building permit tax (ICIO — typically 3% to 4% of construction budget), municipal fees and utility connections (€5,000 to €20,000), IVA at 10% on construction and professional services, notary and registration fees, and project insurance and safety coordination.
