Initial Consultation

We discuss your vision, budget, timeline, and site. Whether you already own land or are searching, this call sets the foundation. Free of charge, in Ukrainian, Russian, or English.

Plot Evaluation

Before design begins, we coordinate a preliminary architectural and planning review of the site: applicable zoning, development parameters, access, utilities, topography, and constraints. Appropriately qualified local professionals must confirm buildability and the applicable procedure; independent legal due diligence and a current cost plan remain necessary before purchase. If you are still searching, we can compare shortlisted plots with you.

Concept Design

We develop the architectural concept: spatial layout, natural-light orientation, the relationship between indoor and outdoor spaces, and the overall character of your home. You receive 3D visualizations and floor plans for review.

Technical Project

The concept develops into the architecture, engineering, specifications, and other technical documents required for the chosen local procedure and construction scope. The licensed team confirms what the authority reviews, what is developed for procurement or construction, and when each package is needed.

Permit Coordination

We coordinate the applicable submission and responses through the authorized local design team. The municipality controls its review and decision timetable; we track requests for clarification or amendment and keep you updated on status, dependencies, and the project program.

Contractor Selection

Where competitive tender is appropriate, we prepare a consistent information package and compare bids by scope, exclusions, programme, technical approach, price, and commercial qualifications. Appointment and contract terms should be reviewed with the project team and independent local legal counsel.

Construction-Stage Coordination

During construction, we coordinate agreed design reviews and client reporting with the local licensed architect and technical team. The project appointments identify who performs statutory site duties, inspections, quality checks, work certification, and payment certification. Our updates may include photos, video, decision records, and written summaries in your working language.

Handover

We coordinate the applicable inspections, completion records, handover, and occupation or use formalities with the authorised local team. The handover file is defined by the project scope and may include approved and record documents, certificates, manuals, guarantees, and maintenance information supplied by the responsible parties.
