The construction price per square meter is only part of the story. Land, professional fees, taxes, utilities, external works, surveys, insurance, and contingency all affect the total. This guide identifies the categories to verify before purchase and design. For a fuller planning framework, see our cost to build in Spain guide.
Taxes and government fees
Budget separately for ICIO and the municipal building-license fee, applicable IVA on construction and professional services, land-purchase taxes, notary and registry costs, and any contractual allocation of plusvalía. Rates and responsibility depend on the municipality, project, transaction, and contracting structure. Have a Spanish tax adviser and lawyer confirm the current treatment before purchase or appointment.
