Initial Consultation
We discuss your vision, budget, timeline, and site. Whether you already own land or are searching, this call sets the foundation. Free of charge, in Ukrainian, Russian, or English.
Plot Evaluation
Before design begins, we verify what your land allows: zoning classification, buildable area, height limits, utility access, and topographic conditions. If you are still searching, we evaluate shortlisted plots with you.
Concept Design
We develop the architectural concept: spatial layout, orientation for natural light, relationship between indoor and outdoor spaces, and the overall character of your home. You receive 3D visualisations and floor plans for review.
Technical Project
The approved concept becomes a complete technical project: detailed construction drawings, material specifications, structural calculations, MEP engineering, and energy compliance documentation. This package is what the municipality reviews for your building permit.
Permitting
We submit the full project to the relevant municipal authority and manage the review process. We handle any requests for clarification or modification, keeping you updated on status and timeline.
Contractor Selection
We help you select a qualified contractor through a competitive tender process. We prepare the tender documentation, evaluate bids on technical and financial merit, and negotiate contract terms that protect your interests.
Construction Supervision
Throughout construction, we visit the site regularly, review progress against the approved drawings, verify material quality, certify completed stages for payment, and report to you with photos, video, and written summaries — in your language.
Handover
We coordinate final inspections, obtain the occupancy licence, and walk you through your completed home. We provide a complete project file including all drawings, permits, contractor warranties, and maintenance guidance.
